Just outside the historic mountain village of Linhares da Beira lies this private, beautiful and peaceful quinta. Over the past years, a great deal of work has already gone into the land, the old stone house, and the systems for water, energy and food production.
You are buying an almost finish product, that only needs your final touches. Much of the groundwork for a self-sufficient property is already in place.

Registered residential house
The quinta includes an officially registered two-storey residential house. Portuguese property records list the building as approximately 100 years old, placing it before 1951, which simplifies a LOT permissions of building and other bureaucracies. The house and land are registered together.
The old stone house has been extensively rebuilt. The stone walls were completely rebuilt by hand with a natural lime finish. A new insulated roof has been installed, and large areas of glazing bring plenty of natural light into what was once a dark ruin.

A timber extension has been built using solid oak and chestnut beams harvested from the property itself, creating a natural connection between the old stone house and the newer structure.
All windows are double-glazed and all walls of the timber extension are insulated with a good layer of rock-wool. This with the salamander included will create a warm and cosy environment.

The house is not yet ready to move into. The kitchen, bathroom and remaining interior finishes still need to be completed. However, the main structural work has already been done and much of the infrastructure is already in place, leaving the next owner free to make the final touches to their own taste.

A temporary base while you finish the house
In the central part of the property there is also a small timber building with a kitchen and a simple temporary bathroom.
There is space directly alongside it for a camper or yurt, making it possible to create a practical temporary living base relatively quickly while the main house is being completed. Or a fun summer campsite for the kids!

Also the possibility of buying our camper at a very good price can be included in the business to make it even easier for you to start create your roots.

You will also have good and knowledgeable neighbours, one is a carpenter/builder which helped us build all that you see and could also help you finish the house! The other is an expert farmer that could help you extend all the plantations.

Abundant private water supply of very high quality
One of the quinta’s strongest practical features is its fantastic natural spring.
Estimated water flow is around 100,000 litres per day in winter and approximately 30,000 litres per day even during the hottest part of summer. You will have water for any kind of project!
Water lines have already been made across much of the property, supplying the vegetable garden, orchard, greenhouse and other growing areas.

A large part of the water system works simply by gravity, so pumps are not required for many everyday uses. In addition, there are two water pumps for situations where extra pressure or water transfer is needed.
There are several ponds on the property, including ponds that can be used for swimming. Other simply to create natural life cycles which will be very important in the natural development of the farm.

Orchard, growing areas and greenhouse
Around 200 different fruit trees have been planted over the years, together with blueberry bushes. Combined with the vegetable-growing areas, abundant water supply and greenhouse, this already provides a strong basis for producing your own food and creating your own food forest!

The glass greenhouse measures approximately 9 x 2.5 metres and is fitted with hydraulic window openers that respond automatically to temperature.
The greenhouse represents a value of approximately €10,000 and is included in the asking price.

Off-grid energy system
The main energy infrastructure is already in place.
The system includes a Victron EasySolar 3000, two Pylontech 3000 batteries and solar panels. The complete solar and battery system represents a value of approximately €6,000 and is included with the property.
Starlink is currently installed and can be taken over by the new owner.

Private, but not remote
Despite its privacy and rural setting, the quinta is not isolated and has good accesses.
The historic village of Linhares da Beira is approximately 500 metres away, while everyday shopping is around 20 minutes by car.
The quinta can be reached by an ordinary passenger car. A little extra ground clearance is useful, but a 4x4 is not necessary. An off-road vehicle is simply the most comfortable option.

A place to finish your own way
